M12 Capital MIC proudly offers investors a unique product with an attractive fixed income yield. Our products combine the opportunities and security of real estate investment with the construction of a diversified portfolio.
We focus our lending in high-growth Ontario urban centres, catering to self-employed individuals. We partner with borrowers who have poor or limited credit history or are new immigrants to Canada. Our target scenario is relatively low-risk, first and second residential mortgages on single-family dwellings in Ontario. We mitigate loan risk with a focus on loan-to-value ratios of between 65% - 80%.
At M12 Capital, all our mortgage applications are sourced through licensed mortgage agents and brokers.
Private mortgages usually imply an individual lending on one or a small number of properties. With our scale, we underwrite dozens of mortgages that then sit in a pool of diversified loans with a range of terms averaging one year. In addition, this pool effectively spreads all risks across many mortgage types and geographies and borrowers, producing a solid consistent yield of passive income to investors.
We offer investors a Distribution Reinvestment Plan (DRIP) whereby shareholders can
opt to reinvest distributions to experience compounding returns. We also offer direct
deposit financial payment of the distribution into an account of the investor’s choice.
